Building with us is easy!
To start things off, we will organise a site consultation. This is where you will meet with our Builder at your prospective site. They will perform a site inspection and go over the new home assessment form with you which briefly details your ideas, budget and block measurements. Paperwork will be sent to our office for finalising a design scope with an architect. We will then prepare a design quote for your approval.
Collaborate and design
The second stage of our process involves us getting as much information from you as possible!
We will organise a design meeting with our Design Team to talk about your wants and needs for your build. We will also discuss the build possibilities for your block of land and any development guides if applicable.
Once the design fee is paid we will start on the concept plans and site surveying. You will then be introduced to your Client Manager who is your go to person for your build experience. The Client Manager and Builder will then present you with your concept plans and preliminary tender.
Contract and approvals
Now you have approved the concept plans we will produce a formal quote and present it to you with your build contract. Now it’s time to sign the dotted lines on your build contract (subject to finance) and you can send everything off to your bank. Your contract documents include a personalised industry standard HIA New Home Contract, concept plans and finalised tender. Once you receive your finance approval it’s now time to pay 5% deposit of the build cost. Once deposit is paid we will then move on to obtaining the working plans and lodge all council documentation and applications. Once we have approval to build we will order all your building products and create a building schedule, this marks the start of the building process!
Now its time to choose all of the pretty things!
You will meet with our Design Team and go over all your final colour selections, fixtures, finishes and special features of your home. Once we have all of your selections, we will adjust pricing accordingly if necessary and present you with a variation.
The first crew on site will be excavators to level out your block and do any relevant digging work.
If your new home has a pool, we will now install the pool shell due to the site access being restricted as the build progresses.
Slab of concrete is the foundation of your home.Before any building work can be carried out, we need to pour the concrete slab.
Once the slab has been poured and levelled, it’s time to start framing! This is an exciting stage as you can now start to see your home take shape.
Roof & rough in
Your roof will be installed, and all electrical pre-wiring and initial plumbing and pipework will be completed.
Once the roof and rough in are complete, we are now at “lock up” stage. This part of the process has multiple stages such as the installation of windows, doors, garage door, cladding, brickwork etc and can take a few weeks to complete depending on the complexities of your home.
All internal and external painting is completed.
Now your home is locked up, painted and fully enclosed, all internal elements are fitted and fixed e.g architraves, cabinetry, cornices, doors, tapware, lighting, screenings and drains etc.
All plans, specifications and building requirements are now complete.
Landscaping Driveway Fencing
This is the final stage of your build where all landscaping is completed alongside pouring the driveway and installing fencing. We will now organise an inspection and any concerns raised will be rectified.
